Design Process

Possessing a full set of architectural drawings is always a valuable investment whether a project comprises a simple single storey extension or it’s something opulent and ambitious. Undertaking a project without clear and tangible articulation is never a prudent foundation to build from. Drawings are a labour of love and represent well thought out and informed decisions which often have compounding impacts on the design and build process. They are utilised by all parties, present a unified vision and allow for clear and succinct communication. A comprehensive level of information mitigates unnecessary rumination and issues which may arise on site. This also allows builders and required specialists to provide an accurate scope of work, quotes and anticipated project timelines.

Initial Consultation

 

A free 30-minute consultation is available for Leicester based clients and typically includes a video call/site visit. This will be followed with the issue of a no-obligation quote and break down of services. During this consultation we will discuss the below.

 

  • Current problem that requires solving e.g. lack of space/floor area. This forms the project brief. 

  • Aspirations/ideas – what is your overall vision?

  • Schedule of accommodation – which spaces do you require and what is priority? 

  • What is the project budget? 

  • What is the project timeline and desired start date?

Measured Survey 

 

Once Merkaba Studio is formally appointed, a measured building survey will be undertaken. This consists of recording pivotal data which enables the production of existing architectural drawings. The drawing pack typically includes.

  • Floor plans

  • Elevations

  • Sections

  • Site plan

Proposed Design

 

The finalised proposal will be presented in a design meeting. A full set of architectural drawings, models and material samples will assist the client in visualising the scheme. This presents the perfect platform for clients to ask questions and for iterations to be implemented if required. Options for proceeding will also become apparent as there are certain circumstances where standard planning permission may not be required.

Planning Permission 

 

Following the approval of a finalised design, a planning application is submitted via planning portal. We will act as agents on behalf of the client and liaise directly with the local planning authority. 

  • Planning application fees vary and are contingent on the nature of the application. 

  • The application process typically takes between 8-13 weeks however; this is subject to variation and is contingent on the complexity of the application and the LPA’s current workload. 

  • If planning permission is granted, it is typically valid for 3 years. If work has not begun within this time, resubmission will become necessary. 

  • If amendments are required following grant of planning permission, this can be undertaken via a non-material amendment application. This pertains to minor alterations only.

Building Regulation Drawings  

 

The nature of these drawings is detailed and comprehensive in comparison to planning drawings. They explore the technical components of a design alongside structural safety, health and energy efficiency of construction. 

An approval may need to be issued by your local water utility company if you are building over or close to a public sewer. We submit and manage an application whilst accompanying it with relevant drawings. During the initial consultation we recommend that clients undertake a CCTV drainage survey to confirm whether a public sewer pipe is situated within the vicinity of the proposed development. This element is concealed thus it is advantageous to design in tandem with this information from the outset.  

A full plan application will be submitted to building control for approval prior to work starting. This mitigates the need to make changes on site which has a beneficial impact on budget and time.

Third-party Liaison 

 

The necessity of third-party consultants/specialists will be reflective of the nature and complexity of a project. This can be pertinent to both planning/building regulation drawings stage. We undertake both residential and commercial projects and often liaise with and obtain the below.

  • Planning officers

  • Environmental health officers

  • Conservation officers 

  • Heritage consultants

  • Flood risk consultants 

  • Arboriculturist

  • HVAC engineers

  • Noise engineers

  • Signage designers

  • Interior designers
